Why the average is not your number

Three facts turn these clean averages back into the messy distribution they summarize. First, the quartile spread: where FDDs disclose store-level tiers, the gap between a system's top and bottom quartile routinely runs 2.5x or more on the identical brand; Mountain Mike's, for instance, reports a $1.1M system average with its top 25% near $1.6M. Second, geography: the same brand sells differently in coastal metros than in rural low-cost markets, which is what the state index models, imperfectly and with that label attached. Third, vintage: new stores ramp, typically opening at 65 to 80 percent of mature volume, so a first-year store trailing the table above is on schedule, not failing. Sales is the top line; here is the math underneath

A $950,000-AUV pizza store is not a $950,000 business for its owner. Food and paper take 28 to 33 percent, labor 25 to 32, royalty and ad fund 7 to 10, occupancy 6 to 10, and delivery costs, insurance, and everything else the rest, leaving store-level EBITDA of 10 to 15 percent at a well-run store, roughly $95,000 to $140,000 before debt service. Annual figures are FDD Item 19 system averages or company-reported AUVs as compiled in public franchise directories and press; monthly and weekly figures are simple divisions (annual over 12 and 52), which understates seasonality: pizza weeks peak around major sporting events, holidays, and weather, and a $17,500-average-week store will see $25,000 weeks and $12,000 weeks.
